Board of Adjustment called to order ~t 7:32 p.m. with the
following members present:
Claude Cory Doh'Cahill
Curt McKenzie Bruce Teeters

FILE #86-03, JOHN R. LEES:
A variance has been requested on Lots 19 and 20; Block 14;
Nutting Subdivision, RLMF Zone, to allow a duplex on ?000
sq. ft. lot. The property is located at 523 Fir Avenue,
Laurel, MT.
Petitioner present. Fees paid. Advertised in the Laurel
Outlook 10/22 and 10/29/86. No protests received.
Discussion.
Mr. Lees presented a sketch of the proposed project. Lot
size is 50 x 140. Wants to face 6th Street, no basement, single
story, attached garages. Proposed structure to be 28x93. Most
of the houses in that area are closer than 20 feet to the side-
walk. Would like relief from the setback if possible. There is
a single family dwelling on the property at the present time which
would be demolished should the duplex be built. Variance needed
to make lot financially developable.
Cal Cumin finds no problem with the variance as requested. The
setback request would have to be addressed separately.
The board feels they can not act on the setback request.
Motion from Claude Cory to approve the variance as requested to
allow a duplex on 7000 sq. ft. lot, seconded by Curt McKenzie.
Vote: 5 for, 0 against. Carried.
Meeting adjourned at 7:50 p.m.

favor and ~9 opposed (State law requiring that the concurrence
of at least 4 Board members is required to grant any variance.)
