YELLOWSTONE CONSTRUCTION Fees paid, advertisement ran in the Laurel Outlook 2 times. Variance has been requested on Block 2, Lot 7 of Willow Creek Subdivision, R-7500 zone, for a relief of the required 20 foot setback on the north side of 915 10th Avenue. Request is to be able to build with a 10 foot setback. Chuck Platt spoke regarding the request. They are requesting this variance to allow them to build the same size homes %o a somewhat consistent size in the subdivision. They have constructed about 50% of the homes up in that area in the past 3 years. The lot at 915 10th Avenue is about 60 feet wide, by 130 long. Having to conform to the 20 foot side setback takes away from what size home they wish to construct. Question on the drainage system that goes through that area. The party that developed Willow Creek Subdivision designed and put in the system about 1981. Yellowstone Construction has had all of the owners of the homes they have built sign an agreement that they will participate in the jet rodding of the system should anything ever plug up. He thinks there are approximately 2 homes that are built over some of the piping. The piping is also such that it could be cut off, under those homes, and re-routed without any problems. The drainage system drains a lot of water in the spring and it goes down to a trickle in the summers months. Question on what the difference in size would be if they are not granted this variance. The general sizes of the homes vary but most are between 1000+ and 1300 square feet. They do not build homes for more than $!00,000.00 Motion by Bob Western, seconded by Marvin Carter, to recommend approval of the relief of setbacks for 915 10th Avenue, with reference to Cal's comments. Motion carried 5--0. FILE NO. 90-01. YELLOWSTONE CONSTRUCTION Fees paid. Advertisements appeared two times in the Laurel Outlook. The request on this variance is also for a relief of the 20 foot side setback that is required on a corner. The address is 914 12th Avenue, legal description being Lot 16, Block 3 of Willow Creek Subdivision. This lot is also located on a corner that is very similar to the 10th Avenue situation. The width of this lot is 55 feet and there is a small ditch that runs on the west side of the land. This limits what size structure can be built and also creates somewhat of a swampy situation on the back side. The requirement of a 20 foot setback adds to the structure size problem. Cal Cumin recommends that this be approved due to several reasons: the poor lot design; the poor subdivision design; the good reputation of the builders in building a good quality home; the agreement that the property owner's sign regarding the jet-rodding for the drainage system; and due to the swampy situation on the back of the property. Motion by Marvin Carter, seconded by Bruce Teeters, to approve the variance for the relief of setback (to 10') on the lot located at 914 12th Avenue, with Cal's recommendations (above).
