Wayne and Marion Halvorson, 805 Pennsylvania Avenue Halvorsons have applied for a variance fi.om the City Zoning Ordinance to allow construction of a garage that would increase the coverage of their lot more than that allowed by ordinance. This is an R7500 Zone that only allows 30 percent of the lots therein to be covered by structures. The Haivorsons lot is 60x140 feet (8400 square feet) which provides for 2520 square feet of covered area. The Haivorsons desire to build a 1200 square foot garage (40x30 feet). Since their existing 34x40 foot home (1360 square feet) and their existing 14x24-foot garage (336 square feet) already constitute 1696 square feet, a 1200 square foot garage would put them over the allowable coverage by 376 feet. The garage, as applied for and ascertained by the Halvorsons, would be stick-built with 10-foot walls and siding to match the main residential structure. Discussion by the Board with the applicants regarding the consequences of allowing this large ora variance without real hardship being shown, even though the property is well maintained and would add taxable value to the neighborhood and the City. Cai asked if the applicants could get by with a smaller version of the garage, because, as proposed, it is quite large. More discussion by the Board, and a 24x36-foot structure was agreed on as a compromise. Motion by Goodman with second by Carter to allow a 24x36-foot structure on the property. This would require a variance of only 40 feet over the required lot coverage, and this was part of the approval motion. Motion carded 4-0. ¢r % Acting Secretary
