AN ORDINANCE AMENDING THE ZONING MAP OF TI-~ CITY OF LAUREL, MONTANA,
INCORPORATING PHASE ONE OF THE IRON HORSE STATION SUBDIVISION,
AN ADDDITION TO THE CITY OF LAUREL
WHEREAS, zoning changes have been requested in the Zoning Map of the City of Laurel, Montana by the
developer of the Iron Horse Station Subdivision, an Addition to the City of Laurel, as part of the annexation and
platting process; and
WHEREAS, such changes am located in Phase One of the final plat subdivision as documented in the
attachments thereto to be filed for record with the County Clerk and Recorder of Yellowstone County, Montana;
and
WHEREAS, such requested changes are as follows: Lots 1-3, Block 1; Lots 1-24, Block 5; and Lots 1-24,
Block 4: Residential 6000; Lots 1-6, Block 3: Residential Limited Multifamily; Lot 7, Block 3: Community
Commercial (subject to approved site plan); Lots 1-17 (formerly Lots 11-29), Block 2: Residential 7500; and Lots
4-5, Block 1: Community Commercial--consisting of all of the lots of Phase One of the subdivision; and
WHEREAS, the proposed zoning of the Iron Home Station Subdivision, An Addition to the City of Laurel,
was approved as part of the preliminary platting process by the Laurel City Council, subject to conditions, on July
20, 2004; and
WHEREAS, it is in the best interests of the residents of the City of Laurel to pass such an ordinance to
provide for uniform and orderly growth for the City;
IT IS HEREBY ORDAINED by the City Council of the City of Laurel, Montana, that the Zoning Map of
the City of Laurel, Montana is hereby amended as is set forth herein.
This ordinance shall become effective thirty (30) days after final passage by the City Council and approved
by the Mayor.
Introduced and passed on first reading at a regular meeting of the City Council on April 5, 2005, by

Iron Horse Station Preliminary Subdivision Plat (Major Subdivision)
Dear Mayor and City Council:
This subdivision comes forward from the planning Board with a recommendation to
approve. It is platted as "An Addition to the City of Laurer' and, therefore does not go
through the annexation process.
It is also requesting the zoning desired which is allowed during such annexation The
subdivision includes small lots ('R-6000) and large lots (up to half-acre), mnlti-fam~ly, and
ComlnUllity Coniiiier¢ial zoning.
The developers are seeking ma~er plan approval and pha.qed development in which only
the phase curremly being worked on can be acBmlly developed and sold.
The park lands will be left natural, and the provision of park land along Nutting Drain
conforms to the adopted BikePed Plan; no improved trail is planned at this time. The park
land along East Maryland is recommended for landscaping in First Pha.~e. A Park
Maintenance District is recommended. Park land is 7.31 acres; only 3.25 acres are
required.
Conditions for approval:
Require landscaping and irrigation of park land along East Maryland as part of
Phage I, not Phase II.
Creation ora Park Maintenance District.
Provision of constriction specifics for all on-site storage facilities for storm
w~ter.
Need draft Findings of Fact.
Resolution of street width, on-street parking, on-street parking on one side of
street, or parking on both sides. Developer has requested 50' tight-of-ways.
Approve request for variance to allow double frontage lots on East Maryland.
Approve variance requested on City's alley requirement.
Subject to recommendatiolls of the Laurel Public Utilities Dkector.

Subject to recommendations of the Laurel Public Works Director.
Traffic Access~flity Study recommends only that speed humps or other traffic
calming measures be installed in long stretches of interior roads. These must
be specified in the Subdivision Improvements Agreement as to location,
conformance to City standards, and timefi'ame of installation.
Provide for utility company 16'-wide utility easement (8' feet on each side of
common lot line); otherwise 10' wide.
Provide letter f~om school district admini.qration regarding the impact of the
number of students generated and that the schools call handle the additiomal
students without problem.
The zoning for Lot 7, Block 4 be conditioned on approval ora master
development site plato
Provision be made to allow Nutting Drain bike/pedestrian trail to extend
westward across Lot 7, Block 1.
Great Northern Road and Ridge Drive be con'ec~ aligned.
No interference of the flow of water in the irrigation ditch on the west side
Alder be made.
Boulevard sidewalks on both sides of the interior streets.
