Box 10 Laurel, Montana 59044 PLANNING DEPARTMENT Mr. Patrick Mullaney RR 1, Box 2001 Roberts, MT 59070-9608 Dear Mr. Mullaney: As I understand, you wish to annex a portion of your land in Certificate of Survey 2039 into the City and build a 30x60 home and a 36x40 garage on the annexed property. The property is presently zoned Residential Tracts. When property is annexed into the City, it automatically becomes Residential 7500 (City Code 17.12.220~F) which requires a minimum of 7500 square feet for a single-family residence. You do not need to request any rezoning. However, if you do want to request multi-family zoning you can do so at the same time you are annexing, and annexation and zone change will occur simultaneously. If you want to annex only 13,000 square feet you will have to get Certificate of Survey 2039 amended to reduce the size of Tract B-1 t~om its existing 21,955 square feet to the desired 13,000 square feet. It would be much easier to just request annexation for Tract B-1 as it already exists. ARer the City Council okays your smaller-than-required parcel, you need to go the Public Works Office and obtain and fill out a request for annexation form that will go to City Planning.
