The Housing Division website also has a HOME link to this Site. Keep in mind that any changes in-rent to existing tenants must be justified through operating costs, preceded with 30 days written notice prior to implementing and subject to any other lease provisions. Also remember that High and Low HOME Program rents are in effect depending on the s~ze of your rental projects unless another program's rent limits are more restrictive. Give us a call at 841-2820 if you have any questions on rents for your project. Needs Assessment/Market Analysis Trainin,q The training you've been waiting for is scheduled! On June 3 at the Wingate Inn in Helena, the HOME and Low Income Housing Tax Credit programs, in conjunction with Fannie Mae, will sponsor training for developers, grantees and future applicants. The training will cover needs assessment, project determination and market study analysis. Attend the training and find out what housing finance staff and investment underwriters look for in a market study. Call the Wingate at (406) 449-3000 before May 1~t to reserve a $55.00 room. Lunch will be provided in conjunction with a Consolidated Plan Input Meeting being held on the second day. Please call 841-2820 to pre-register for the training. I look forward to seeing you in June! "Working Together to Make It Work" Consolidated Plan Public Im3ut Meetin.q The Montana Department of Commerce is developing the yearly Action Plan for affordable housing, public facilities, and community economic development for the 2004/2005 Plan year. As part of the citizen participation process a public input meeting is scheduled in Helena at the Wingate Inn, June 3 from 12 - 1:00 PM. The consolidated planning process is important for Montana communities because it helps in obtaining the annual allocation from HUD to support the HOME investment Partnerships, the Community Development Block Grant and Emergency Shelter Grant programs. Lunch is provided. You are encouraged to attend and share your ideas. Written comments will be accepted through June 15, 2003. A copy of the 2003/2004 Action Plan, and other supporting documents, can be found on at: http://commerce.state.mt, us/Housing/Hous_ConsPlanappls.html. City of Missoula - ParticipatinR Jurisdiction _ The City of Missoula is now a HOME participat!ng jurisdiction with th~ U,S. Dep~rtment of Housing and Urban Development. Missoula will receive its own annual allocation from HUD directly beginning with fiscal year 2003. Missoula will be eligible to compete in second round funding competitions for the State of Montana HOME Program. Utility Allowances Section 8 Utility Allowances are now on the housing division website. That location is http://commerce.state.mt.us/housing/Hous_Prog_SecS_Apps.html. Open the Utility map and put the cursor on the desired region, then click on the type of unit (MF, SF, mobile home). HOME Accountant Kelly Shields has accepted the position of HOME/Section 8 accountant. Kelly has an extensive background with the HOME and CDBG programs through his work with the Panhandle Area Council - Idaho - Region 1 and also as a CDBG Program Officer in Montana.
