KAMERZEL Ql ei LAUREL MONTANA PHONE: 698-4212 59044 MINUTES Streets and Alleys Committee meeting held July 26, 1976, 4:00 p.m., in Council Chambers with the following present: Herman Michael, Councilman, Chairman Tom Kilpatrick, Councilman Tom Hard, Councilman Gay Easton, Councilman Dione Smith & Donna Kilpatrick, Park Commission Co- Chairmen Mike Mace representing his father, Bob Mace Ken Beven, Public Utilities Director Dick Met $ger, Maintenance Director Murr Isaacs, Engineering Technician Charles Moni!ee, Building & Safety Director Purpose of this meeting was for discussion of the proposed CHERRY HILL SU3DIVISION for which Mr. Mace is seeking annexation to the City of Laurel. After heavy discussion concerning the subdivision not having any alleys, Mr. Mace said that he and his father were willing to dedicate the alleys pro - viding that they do not have to re -draft the complete plat and be allowed to have lots smaller than the required 8400 sq. ft. lots. Motion made by Council- man Kilpatrick that recommendation be made to the Council that the/ alleys be dedicated in each block and that the minimum size lots in Block [ be 7125 sq. ft. (75' wide by 95' deep). Lots in Block 6 would be a minimum of 75' wide by 110' deep. Lots in Blocks 2, 3, 4, 7, and 8 would be a minimum of 75' wide by 105' deep. Considerable discussion was held concerning the possibility of contacting Mr. Nauman, who is the adjoining property owner on the south side of the pro- posed subdivision, concerning the possibility of Mr. Nauman dedicating 40' of his property along the north boundary. This would be a joint dedication with Mr. Mace and would allow a straight continuation of Maryland Lane as now located. It was decided by the committee that in the event this turns out to be an im- possibility that the proposed Cherry Hills Subdivision be accepted with the jog in Maryland Lane at 8th Avenue. Although'the committee felt that this is not the best situation for the continuation. of Maryland Lane, it was realized that under the circumstances there was not much else Mr. Mace could do without the consideration of Mr. Nauman. Councilman Easton will speak to Mr. Nauman's son to see if there would be any possibility of arranging this dedication. Further discussion concerning the City Council's and Mayor's feelings toward the acceptance of land for park purposes rather than money. It was felt that the amount of value placed on this property by the Laurel - Yellowstone City- County Planning Board was not sufficient. It was the feeling of the Co- Chairmen of ,he Park Commission that rather than having the 3.29 acres of land located in this area for a small park, that the money be taken in this case and tbey,would try to work out an agreement with the Laurel- Yellowstone City- County Planning Board whereby the money would be designated and held until such time as they had acquired enough funds to purchase a large tract of approximately 20 - -25 acres for a. large city park. The committee felt that the amount of value placed on this land for park purposes was quite inadequate. -1- page 2 /''" minutes of Streets & Alleys July 26, 1976 Mr. Mike Mace, speaking for his father, said that they would be willine to come up with a larger amount. Therefore, it was the committee's recomr. that Mr. Mace pay into the park fund the amount of t'9,047.5.0 which would coincide with the recommended value placed on this land by Cumin Assoc.. It was also felt by the Committee that prior to submitting this plat to the Council for approval, that the plat be returned to the Laurel- Yellowstone City- County Planning Board so that they will be aware of the changes the City desires.
