Walter, Rt. 1 Verne Schulte, 620 2nd Ave. To an audience of standing room only, Bob Leigh presented his explanation of the transportation maps. John MacMartin presented the Comprehensive Land Use Element map and explained the objective of same. Also dis- cussed other maps the Board has been using. The goals and objectives of the Land Use Element were gone over one by one and disucssed. Explanation of the reason for the Planning Board's being. Discussion of zoning ordinances. HEARING OF PB #78 -3 FRICKEL /HERMAN: Annexation has been requested on Tract A -2, C/S #1642 situate in SE4,SE4, Section 8, T2S, R24E, PMM, Yellowstone County, Montana, with a zone designation of C -2. General location of the property is north of the new Mountain Bell building on 8th Avenue, Laurel, Montana, being contiguous to the City of Laurel. Mr. Frickel explained his request for annexation. Petition presented to deny zoning signed by 69 petitioners representing 44 families. Les Massad, 19 8th Avenue, presented the petition, and voiced his objections. Mrs. Smith stated that commercial compounds itself. Discussion. There is no zoning outside the city limits at the present time. Proposed use is for a car wash. Petitioners state this is too near to the schools and may be a traffic hazard. Petitioners against would prefer to see multi- family housing insteac. of commercial. Ellis Winkel expressed his protest. Discussion of car wash facility proposal and the possibility of using a septic tank. This hearing taken under advisement until May 24th. TONY BETSCHOWA presented his verbal preliminary plans for a subdivision north of Highpoint Subdivision to be split into one -acre lots. 80 acres total. In the fringe agricul- tural area. Don Bolenske farm at the present time. Not big enough to farm any more. Land map will be adopted around the 1st of July or so. Special meeting on Wednesday, May 24th.
