Gerald Shay, Member at Large, Exec. Secty Marvin Carter, City Rep. Grace Edwards, County.Rep. Joe Bradley, City Rep. Bus Roberts, City Rep. Kenneth.Christian, County Rep. Ed LaPrath, County Rep. Members absent: R. M. Williams, Vice President, County Rep. Jim Copenhaver, City Rep. George Reiter, new member, County Rep. Also present: Cal Cumin, Cumin Associates, Billings Jim Worthington Robert E. Mace & Mike Mace Larry D. Herman Robert Horning Kim M. Flohr Ray Willis Hazen & K. Arnold Minutes of previous meeting approved as sent out. -Bills approved: Public Works Department in the amount of $200 for administrative • services. PUBLIC HEARING - FILE #PB85-06 MACE: A zone change has been requested on Lots 1--5, B oc 1 and Lots 5--13, Block 13, Cherry Hills Subdivision, 2nd filing, from R7500 zone to allow R6000 zone. The owner proposes single family condominium units. The property is located on.the south side of Maryland Lane and adjacent to 13th Avenue, Laurel, Montana. Advertised 6/26 and 7/3/85. Petitioner present and represented by Jim Worthington, who made the presentation. Bob Mace emphasized.this would be two units with one owner per unit, not multi-family. Kim Flohr opposes. 4th time in 16 mos. there has been a request for a zone change. Neighbors want one-family, one house. Robert Horning What happens when the units can't be sold? Mike Mace says he has 6 letters of intent to buy units. Hazen Arnold opposes. Wants to know what R6000 entails. Mike Mace says units will be priced in the $80,000 range. Kim Flohr wants to know if there could be duplexes built on the properties. He does not want rental units. He wants Mace to put on record that he will stick to design, etc., that he has presented. Mace says he will put that on public record. Public hearing closed. Motion from Marvin Carter, seconded by Grace Edwards, to delay action on this matter until August 8, 1985. The Board would like to see covenants, etc., before then. ? i? Motion from Joe Bradley, seconded by Bus Roberts, to enter petitions for and against, letters, etc. Carried. Pastor Willis wants to annex land north of Spruce Grove on 9th • Street and 8th Avenue. Motion by Grace Edwards, second from Marvin Carter, that Council and.Commissioners check on.building permit system for jurisdictional area - limit to residenses. Carried 7--l- Joe Bradley suggests that the Board recommend to the City Council to clarify the setback requirement to say 20 feet. pi Respectfully submitted, Gerald Shay, Exec. Enclosed is a copy of the minutes from that meeting. Note that the Planning Board's decision has been delayed to August 8th, Before August lst, please submit copies of the following for review: 1. Existing and current subdivision covenants. 2. Copy of proposed condominium agreement. 3.
